Your estimated returns
Yields and project payback use the total project cost, including any upfront loan establishment cost. Simple payback ignores growth, resale value and the timing of cash flows. Cash-on-cash return uses the buyer’s cash invested.
10-year income and cash flow projection
Gross rent assumes 52 rented weeks. Effective rent allows for vacancy. Net operating income also includes other annual income, held constant. Cumulative cash flow excludes your initial cash investment, tax and resale proceeds.
Rent grows at your entered rate; fixed operating costs grow at the expense growth rate. Management and booking percentages stay fixed and apply to effective rent. Finance starts at the beginning of Year 1. An interest-only loan is repaid in full at the end of its term; that final principal payment is included in cash flow.
